Work Underway on One Liberty Plaza Amenity Suite In Financial District, Manhattan

Construction is underway on a 37,000-square-foot tenant amenity center at One Liberty Plaza, a 54-story, 2.3-million-square-foot office skyscraper at 165 Broadway in Manhattan’s Financial District. Designed by international architecture and design firm HLW and developed by owner Brookfield Properties, the facility will feature a fitness center, conference and training rooms, a café, and a feature bar, along with gathering spaces designed to support meetings, client engagement, and tenant events. The property spans a full block bounded by Cortlandt Street, Liberty Street, Church Street, and Broadway.

The project represents the next phase of Brookfield’s ongoing transformation of the tower. Since our last update in February, when the owner unveiled A::Light, an interactive ceiling installation by French contemporary artist Pierre Huyghe that turns the lobby ceiling into a playable video game, work has shifted to the building’s upper amenity offerings. Construction on the center began in June, according to the announcement.

The amenity center follows the recently completed $40 million lobby repositioning, which introduced double-height interior spaces, Italian travertine wall cladding, terrazzo flooring, and custom furnishings by Gachot Studios, with Skidmore, Owings & Merrill, the tower’s original architect, serving as lead architect on the renovation.

Completed in 1972 as the U.S. Steel Building and designed by Skidmore, Owings & Merrill in the International Style, the 743-foot-tall tower rises on the former sites of the Singer Building and the City Investing Building. Brookfield has owned and operated the property since 2001.

The amenity center is anticipated to be completed in the second quarter of 2027, as stated in the announcement.
