New Renderings Revealed for 50-58 Cliff Street in Financial District, Manhattan

New renderings have been revealed for 50-58 Cliff Street, a forthcoming 24-story all-affordable residential tower in Lower Manhattan’s Financial District. Designed by Dattner Architects and developed by Trinity Church and Settlement Housing Fund, the structure is slated to yield 120 below-market-rate rental units, with 18 dedicated to formerly homeless individuals. The nearly $70 million project would also include ground-floor social services. The 6,000-square-foot property is located near the corner of Cliff and Fulton Streets.

The above main rendering looks south at the full building, highlighting its three-tiered massing above the podium, while the following image previews the base from the same angle. The façade will be composed in a mix of beige and red brick surrounding a grid of punched windows on the northern and western elevations. Wide arched openings will frame a ground-floor arcade with raised planters around the entrance.

The below rendering offers a closer look at the lower levels and entrance, which will be positioned on the northern corner along a pedestrian walkway aligned with Beekman Street. Stepped garden beds will flank the staircase leading to the front doors, and the archways will be clad in paneling matching the color tone of the brick above. Behind the arches, the walls will feature green brick reminiscent of the historic green panels and delicate brickwork in the Financial District.

The below Google Street View image shows the current site conditions. The lot abuts the 19-story, 249-unit St. Margaret’s House affordable senior housing building to the south, an MTA substation to the southwest, and the Southbridge Towers residential complex to the north.

Planned amenities will include an outdoor terrace, a food-focused learning space, and flexible spaces for events, workshops, and community programming. The nearest subways from the ground-up development are the 2, 3, 4, 5, A, C, J, and Z trains at the Fulton Street station to the west.

Construction on 50-58 Cliff Street is slated to begin in the fall of 2027 with a completion date sometime in 2030, and will be built to Passive House standards. Trinity will maintain ownership of the land through a 99-year lease, according to its website.
