Housing Lottery Launches for The Lirio at 364 West 54th Street in Hell’s Kitchen, Manhattan

The affordable housing lottery has launched for The Lirio, a nine-story residential building at 364 West 54th Street in Hell’s Kitchen, Manhattan. Designed by CetraRuddy Architecture and developed by The Hudson Companies in partnership with Housing Works, the structure yields 112 residences. Available on NYC Housing Connect are 44 units for residents at 30 to 120 percent of the area median income (AMI), ranging in eligible income from $35,315 to $219,840.

Amenities include bike storage lockers, a shared laundry room, gym, media room, party room, 24-hour attended lobby, library, elevator, outdoor areas, and community center. Tenants are responsible for electricity.

At 30 percent of the AMI, there are five two-bedrooms with a monthly rent of $863 for incomes ranging from $35,315 to $54,960.

At 77 percent of the AMI, there are 25 two-bedrooms with a monthly rent of $2,772 for incomes ranging from $100,766 to $141,064.

At 80 percent of the AMI, there are two three-bedrooms with a monthly rent of $2,772 for incomes ranging from $102,206 to $168,320.

At 100 percent of the AMI, there are eight two-bedrooms with a monthly rent of $3,268 for incomes ranging from $117,772 to $183,200.

At 120 percent of the AMI, there are four two-bedrooms with a monthly rent of $3,650 for incomes ranging from $130,869 to $219,840.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than October 5, 2026.
