The affordable housing lottery has launched for Rialto West, an eight-story mixed-use building at 509 West 48th Street in Hell’s Kitchen, Manhattan. Designed by S9 Architecture and developed by Douglaston Development, the structure yields 158 residences. Available on NYC Housing Connect are 133 units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $39,155 to $294,560.
Amenities include an elevator, a shared laundry room, gym, and pet-friendly policies. Residences are equipped with energy-efficient appliances, air conditioning, and high-speed internet. Tenants are responsible for electricity.
At 50 percent of the AMI, there are eight studios with a monthly rent of $1,031 for incomes ranging from $39,155 to $67,850; 11 one-bedrooms with a monthly rent of $1,300 for incomes ranging from $48,892 to $76,350; 16 two-bedrooms with a monthly rent of $1,543 for incomes ranging from $58,629 to $91,600; and four three-bedrooms with a monthly rent of $1,767 for incomes ranging from $67,749 to $105,200.
At 80 percent of the AMI, there are eight studios with a monthly rent of $1,760 for incomes ranging from $64,149 to $108,560; eight one-bedrooms with a monthly rent of $2,211 for incomes ranging from $80,126 to $122,160; 12 two-bedrooms with a monthly rent of $2,636 for incomes ranging from $96,103 to $146,560; and three three-bedrooms with a monthly rent of $3,031 for incomes ranging from $111,086 to $168,320.
At 120 percent of the AMI, there are 13 studios with a monthly rent of $2,319 for incomes ranging from $83,315 to $162,840; 13 one-bedrooms with a monthly rent of $2,910 for incomes ranging from $104,092 to $183,240; 18 two-bedrooms with a monthly rent of $3,475 for incomes ranging from $124,869 to $219,840; and three three-bedrooms with a monthly rent of $4,000 for incomes ranging from $144,309 to $252,480.
At 140 percent of the AMI, there are three studios with a monthly rent of $2,805 for incomes ranging from $99,978 to $189,980; four one-bedrooms with a monthly rent of $3,518 for incomes ranging from $124,938 to $213,780; seven two-bedrooms with a monthly rent of $4,204 for incomes ranging from $149,863 to $256,480; and two three-bedrooms with a monthly rent of $4,843 for incomes ranging from $173,212 to $294,560.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than July 20, 2026.
