YIMBY checked in on two new residential projects coming to the Special Clinton District of Hell’s Kitchen, Manhattan. The properties are located between Eighth and Ninth Avenues within walking distance of the 50th Street station, served by the C and E trains.
Demolition is complete at 340 West 53rd Street, the site of a seven-story mixed-use residential building. Designed by Kutnicki Bernstein Architects for Shirley Wang, the 66-foot-tall structure will span 16,257 square feet and yield ten condominium units with an average scope of 1,348 square feet. The project will also include 2,773 square feet of commercial space and a 38-foot-long rear yard, according to permits filed in November 2023. Amenities will include a fitness center, lounge, and bike parking.
The rendering previews a straightforward rectangular massing. The façade will be composed of white and black metal paneling surrounding an irregular grid of floor-to-ceiling windows, and a railing will line the flat roof for a communal terrace.
A typical floor plan is shown below. The rear of the building will include private balconies for the units overlooking the backyard.
The site currently sits cleared and covered in masonry rubble. A construction timeline for the project has yet to be announced.

Expansion work is progressing on 313-315 West 53rd Street, where two low-rise buildings are being joined into a single residential property. Designed by MK Architecture, PC for Jerry Turco, the project involves the gut renovation of the structures and the addition of two floors atop the three-story 315 West 53rd Street, bringing its roof in line with its abutting neighbor. The combined building will yield 1,962 square feet of residential space and 746 square feet of commercial space, according to DOB permits from May 2020.
The addition on 315 West 53rd Street has topped out and is in the process of being enclosed with insulation boards and tall windows. A bulkhead sits wrapped above the flat roof. The other building at 313 West 53rd stands covered in scaffolding and black netting, though new windows and insulation boards are visible through the shroud, suggesting a revision to the façade to unify the property. Further details, including a unit count, renderings, and a construction timeline have yet to be revealed for the project.

It’s time for additions on top of those 5-6 story pre-wars.
It’s never been seriously pursued because pols knew that HK residents would go absolutely ape over a blanket rezoning that would replace walk-ups with taller buildings because that would rightfully likely lead to gentrification and market forces driving out long-term residents. What they should have done though, is had a generous individual variance review process that both allow and smartly integrate higher density new construction into the grain of Hells Kitchen and not force an anachronistic height cap onto a neighborhood that can and should evolve.
