YIMBY recently visited Crotona, The Bronx to check on four low-rise residential buildings that are either under construction or have been recently completed. All are located around the northern end of Crotona Park, within a short walk of the elevated 174th Street subway station, served by the 2 and 5 trains. The projects will introduce more than 250 housing units to the historically working-class neighborhood, which is seeing a steady increase in affordable residential construction in recent years.
Exterior work is progressing on 848-852 East 176th Street, a seven-story residential building located between Marmion and Mohegan Avenues. Designed by LND Design + Build for the Lincoln Residence NY LLC, the 72-foot-tall structure will yield 98 rental units and 7,720 square feet of commercial space.
The reinforced concrete superstructure stands topped out and is being framed with metal studs and insulation boards on its northern elevation, which features an array of balconies. Window and façade installation has yet to begin.
The site was formerly occupied by a three-story residential building. The current owner acquired the property assemblage from the Batista Family for $2.9 million. Construction is slated for completion this winter, as noted on the info board.
Construction is finishing up on 733 Crotona Park North, a seven-story mixed-use building located on a formerly vacant lot between Clinton and Prospect Avenues. Designed by Menzak Architect and developed by Affordable Living NY, the 70-foot-tall structure spans 62,300 square feet and yields 83 rental units with an average scope of 591 square feet. The project also includes 13,245 square feet of community facility space, a 42-vehicle parking garage, and a 30-foot-long rear yard.
The exterior is nearly complete, with only some minor finishing touches wrapping up on the ground level. The building features a distinctive trompe l’oeil façade design with flat gray paneling shaded to appear as beveled spandrels between the window grid.
Construction is also nearing completion on 849 Crotona Park North, a five-story residential building for seniors located between Crotona Park North and Marmion Avenue. Designed by EQ Architecture and developed by Time Equities Inc., the 58-foot-tall structure yields eight units and 11,890 square feet of community facility space. The project also includes on-site supportive services, a cellar level, and a 32-foot-long rear yard.
Exterior work is finished, and crews are currently in the process of remaking the sidewalks in front of the main entrance. The building features a straightforward rectangular massing with a setback lined with a whimsical wavy metal fence above the top floor. The façade is composed of beige brick surrounding a grid recessed windows with black frames. The windowless lot-line walls are enclosed in EIFS.

Work is also nearing the finish line on 1718 Crotona Park East, a nine-story mixed-use building located between Crotona Park East and East 173rd Street. Designed by Leandro Nils Dickson Architect for the Grun Group LLC, the 90-foot-tall structure will span 34,959 square feet and yield 73 condominium units with an average scope of 1,004 square feet. The project will also include 6,208 square feet of commercial space, 262 square feet of community facility space, and 17 parking spaces.
Exterior work is finished above the ground floor, which remains obscured by construction fencing. The building sits at an angled juncture in the street and features a rectangular massing with two stepped setbacks on the final two floors. The main elevation facing Crotona Park features a white façade surrounding a grid of PTAC windows. The two center columns of windows are grouped with black paneling, which also appears to enclose the upper stories above the setback.
The rear eastern side features a simpler fenestration and an angled wall behind the upper setback.
