A $30 million capital improvement and repositioning program is now finished at 99 Park Avenue, a 600,000-square-foot Class A office tower in Midtown, Manhattan. Designed by Vocon and developed by Global Holdings, the project introduces a redesigned ground-floor experience, new tenant amenities, and upgraded interiors. The 26-story office tower is currently 97 percent leased, with recent tenants including Cerity Partners and Southern Land Company. The property is located between East 39th and 40th Streets.
The renovation centers on a reimagined arrival experience featuring a new double-height storefront and lobby designed to increase natural light and visibility along Park Avenue. The updated metal-and-glass façade complements the surrounding streetscape while reinforcing the tower’s historic architectural identity. Interior upgrades include warm wood finishes, metal detailing, custom upholstery, and sculptural lighting elements intended to create a hospitality-inspired workplace environment.
A major component of the repositioning is Below Park, a new amenity center located on the building’s lower level. Designed as a flexible extension of the workplace, the space includes a speakeasy-style bar, a 24-person boardroom, lounge seating, café-style furnishings, gaming areas, and a golf simulator. The amenity program is intended to support both collaborative work and social interaction while enhancing the overall tenant experience.
99 Park Avenue is located steps from Grand Central Terminal, offering access to the 4, 5, 6, 7, and S trains as well as Metro-North Railroad service.
