Permits have been filed for a 13-story residential building at 201 East 198th Street in Bedford Park, The Bronx. Located between Valentine Avenue and Grand Concourse, the lot is near the Bedford Park Boulevard subway station, served by the B and D trains. Yanky Indigo of Indigo Developers is listed as the owner behind the applications.
The proposed 123-foot-tall development will yield 60,884 square feet designated for residential space. The building will have 69 residences, most likely rentals based on the average unit scope of 882 square feet. The concrete-based structure will also have a 50-foot-long rear yard.
Nikolai Katz is listed as the architect of record.
Demolition permits have not been filed yet. An estimated completion date has not been announced.

So are all three of those cruddy storefronts going to be demolished or just one?
My best guess is all three come down, but its unclear. The stated planned sq ft is larger than the one address would provide but smaller than the amount allowed from all three. Once the deep “backyard” is figured in it makes more sense. The massing will clarify once it’s released.
Hoping for the best here, it’s high-vis being right off the GC. Just glad it’s not Badaly or some other horrible “engineer-that-does-architecture-on-the-side” bushleague dreck that insults everything around it. I hold my breath with every new Bronx pitch just hoping it doesn’t further damage the urban and architectural beauty of the borough. I’d like to see a lot more talented competition for new projects that would just totally turf out the vandal jokers.
This a nice little street with lovely brick buildings on both sides. Let’s hope the new design works with what’s there to contribute rather than stick out.

Interestingly it appears its just to two buildings and the most eastern building with the pharmacy isn’t part of the assemblage. That could change of course, but if not it looks like there will be an ugly little holdout here too small to do much with in the future.
