The New York City Landmarks Preservation Commission (LPC) is set to review a proposal for a new mixed-use building at 122-124 Greenpoint Avenue in Greenpoint, Brooklyn. Designed by OPerA Studio, the project would replace a one-story structure at 122 Greenpoint Avenue and redevelop an existing former firehouse building at 124 Greenpoint Avenue, retaining its limestone front façade. If approved, the new development would contain ten residential units and ground-floor commercial space. The property is located between Manhattan Avenue and Franklin Street.

Plans call for the demolition of the rear portion of the existing two-story firehouse building at 124 Greenpoint Avenue while preserving and restoring the historic front façade. The neighboring one-story structure at 122 Greenpoint Avenue would be fully demolished. The proposal includes a new six-story building rising to 69 feet and 6 inches, with setbacks beginning above the fourth floor. Renderings show a brick façade with vertically proportioned arched window openings intended to reference both the retained firehouse façade and neighboring historic buildings along Greenpoint Avenue.

According to the presentation materials, the façade design incorporates curved brick detailing, bronze anodized aluminum-clad windows, and recessed window bays to create shadow and depth across the elevation. The retained firehouse façade would be repaired and resurfaced, with paint removed and historic elements restored. Ground-floor retail frontage and a new residential entrance would front Greenpoint Avenue, while rooftop bulkheads and terraces would be set back from the street wall.

The closest subway from the property is the G train at the Greenpoint Avenue station.

  1. Immediate approval. Though I’ll bet anyone ten bucks LPC makes them shrink the setback so you can’t see that glass from the street.
