The New York City Landmarks Preservation Commission (LPC) is set to review a proposal for alterations to 89-91 Atlantic Avenue, a two-story loft building in Brooklyn Heights, Brooklyn. Designed by TRA Studio Architecture, the project involves exterior and interior work, including a change of use from commercial to single-family residential, along with the addition of a rooftop penthouse and related improvements. The property is located between Henry and Hicks Streets.

The existing structure, built circa 1900, currently contains commercial space with a non-occupiable roof. Plans call for a full interior renovation to create a single-family residence, including reconfiguration of the second floor into a residential unit with new kitchen, bathrooms, and updated mechanical systems. A new interior stair will connect the main floors to the proposed penthouse level and roof.

Exterior work focuses on restoration and repair of both the Atlantic Avenue and rear façades. The scope includes brick cleaning and repointing, cornice restoration, and storefront modifications, including replacement of entry doors. At the roof level, a one-story penthouse addition is proposed, set back approximately 33 feet from the primary façade to limit visibility from the street. The addition will rise about 8 feet above the existing cornice and be clad in zinc metal panels, with a flat roof, skylights, and a small roof deck. Mechanical equipment and railings will also be set back to minimize visual impact.

The property is located near several subway options in Brooklyn Heights. Nearby stations include Borough Hall, served by the 2, 3, 4, and 5 trains, as well as Court Street and Jay Street–MetroTech, which provide access to the R, A, C, and F trains.
