New renderings have been revealed for 87 Van Horne Street, a six-story residential building in Jersey City, New Jersey. Designed by MHS Architecture and developed by Wallabout Realty, 81-foot-tall structure will yield 170 rental units, including 18 moderate-income affordable units. The project will also feature a 109-vehicle parking garage and a bike storage room with 85 spots. The property is situated within the Morris Canal Redevelopment Plan bounded by Van Horne Street to the southeast, active light rail tracks to the southwest, Woodward Street and Berry Lane Park to the northwest, and two rows of low-rise homes to the northeast.
The renderings depict a contemporary façade composed of white and gray metal paneling and spandrels. The lower two levels will be clad in brick.
The site is currently an expansive vacant lot surrounded by fencing and overgrown shrubs. Wallabout Realty purchased the property for $4.6 million in 2016.
Apartments will be comprised of 75 studios, 35 one-bedrooms, 55 two-bedrooms, and five three-bedrooms. Residential amenities will include a communal green roof, a 2,200-square-foot lounge on level one, a 1,200-square-foot fitness center, and a 500-square-foot dog spa.
The site was originally planned to give rise to Parkview Apartments in 2020, but the project was cancelled due to the COVID-19 pandemic. Jersey City’s Planning Board recently approved the new application for the property and granted three variances that include deviations related to maximum building coverage, minimum building setback along a new street, and minimum building setback for residential stories along a railroad right-of-way.
Wallabout Realty plans to make a separate cash contribution to the Jersey City Redevelopment Authority of $306,000 to create another 17 affordable units elsewhere, but did not specifically state an address. The project will also dedicate a portion of the land to Jersey City to provide access for utility relocations, and a new public road that will create 25 surface-level parking spots.
To the west across Berry Lane Park is the Garfield Avenue light rail station that provides access up and down the Hudson River waterfront to the east, and Bayonne further west.
A construction timeline for 87 Van Horne Street has yet to be announced.
