The affordable housing lottery has launched for Maison Bond, a 14-story mixed-use building at 335 Bond Street in Gowanus, Brooklyn. Designed by Studio V Architecture and developed by E&M Realty, the structure yields 73 residences. Available on NYC Housing Connect are 18 units for residents at 40 to 100 percent of the area median income (AMI), ranging in eligible income from $37,955 to $175,000.
Amenities include bike storage lockers, gymnasium, sundeck, barbecue grills and prep kitchen, a shared laundry room, common area Wi-Fi, gated access, and elevator. Residences are equipped with washers and dryers, air conditioning, hardwood floors, smart controls for heating and cooling, intercoms, and name-brand kitchen appliances, countertops, and finishes. Tenants are responsible for electricity, including stove, hot water, and heat.
At 40 percent of the AMI, there is one one-bedroom with a monthly rent of $907 for incomes ranging from $37,955 to $58,320, and six two-bedrooms with a monthly rent of $1,052 for incomes ranging from $46,080 to $70,000.
At 60 percent of the AMI, there are six one-bedrooms with a monthly rent of $1,437 for incomes ranging from $56,126 to $87,480, and one two-bedroom with a monthly rent of $1,687 for incomes ranging from $67,852 to $105,000.
At 100 percent of the AMI, there are two one-bedrooms with a monthly rent of $2,496 for incomes ranging from $92,435 to $145,800, and two two-bedrooms with a monthly rent of $2,958 for incomes ranging from $111,429 to $175,000.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than March 9, 2026.
