Permits have been filed for a 15-story mixed-use building at 246 7th Street in Gowanus, Brooklyn. Located between 3rd Avenue and 4th Avenue, the lot is near the 4th Avenue-9th Street subway station, served by the F, G, and R trains. Abe Waldman of Rogers Equities is listed as the owner behind the applications.

The proposed 168-foot-tall development will yield 60,085 square feet, with 58,700 square feet designated for residential space and 1,384 square feet for commercial space. The building will have 85 residences, most likely rentals based on the average unit scope of 690 square feet. The concrete-based structure will also have a cellar but no accessory parking.

Thomas Scibilia of NA Design Studio is listed as the architect of record.

Demolition permits were filed this month for the two-story structure on the site. An estimated completion date has not been announced.

  2. I assumed the vacant commercial building was being torn down. But, no, it’s a gorgeous town house. Landmark Preservation Council fails again.

    • Nope. We need housing, not more vacant old buildings sitting on top of transit hubs.

      • plenty of ACTUAL vacant lots and nothingness near LIRR, MetroNorth, NJT, PATH that can densify. we dont need to tear every damn building down. The region needs to step up and BUILD, not only NYC.

  3. Something’s wrong with this picture. Buildable on that lot is 9482 SF. Even lining Eric Adams’ pockets, I doubt you can get to 60,000 SF.
    Unless maybe the owner is Erdogan?

  5. We need to start tearing these townhouses down faster and building up quicker.

    • why dont you take your zeal to the suburbs so they can start tearing down those single family homes on massive lots faster and build rows of 3 story townhouses quicker.
