A rendering has been revealed for 601 Union Street, an eight-story residential building in Gowanus, Brooklyn. Developed by Avdoo, the structure will contain an undisclosed number of rental units along with ground-floor retail space. The nearly 40,000-square-foot property is bounded by Union Street, Sackett Street, and 3rd Avenue. An architect has yet to be confirmed.

The rendering appears to be oriented looking east along 3rd Avenue at the southwestern corner. The first six levels are shown clad in red brick surrounding a grid of recessed, mullion-free windows. Above the cornice line at the seventh floor, the final two stories are set back from the street and enclosed in dark gray paneling. The ground floor will feature expansive floor-to-ceiling windows for the retail frontage, and the main entrance appears to be located within a three-story cubic volume at the center of the 3rd Avenue elevation.

The property is currently occupied by a one-story commercial building, as seen in the below Google Street View image.

The developer purchased the property from S.J. Fuel Co. for $29.4 million in late 2024.

The nearest subway from 601 Union Street is the R train at the Union Street station along 4th Avenue.

Demolition is expected to begin imminently. A construction timeline and further details about the new building’s unit count and affordability breakdown have yet to be revealed.

  1. Tacky crap hotel box looking more and more ridiculous every day. No doubt will be razed in next few years. Such a waste of time, money and materials.

    This project looks tip top BTW.

  4. NYC has a AFFORDABILITY CRISIS, these new towers/buildings going up in Gowanus need to be truly affordable for all income levels, not just the highest income levels that we constantly see

      NYC has a 1.4% vacancy rate not seen since 1968.
      NYC should follow Vienna’s model to help build new, more affordable hoysing. Unfortunately NYC’s bureaucracy is indifferent to addressing corruption, so this is why we can’t have a better city.

    • Affordability, no way. Just like the rest of Brooklyn not going to happen. If they have a lottery for a few units maybe.

  6. Affordable housing won’t be built in central NYC. It will be built far from Manhattan in eastern Queens, eastern Brooklyn, and the Bronx, even beyond in parts of Nassau and Westchester County.

  8. @joe when will your bot come up with a new paragraph? Its become so boring to see this same post over and over and over again. Especially since there is housing being built for all income levels in Gowanus, including projects defned as 100% affordable.
