Affordable Housing Developments Revealed For 73 Meserole Street, 178 Montrose Avenue In Williamsburg, Brooklyn

Renderings were recently unveiled for 73 Meserole Street and 178 Montrose Avenue, a pair of 14- and 13-story affordable housing buildings in Williamsburg, Brooklyn. Designed by Aufgang Architects and developed in a partnership between Slate Property Group and RiseBoro Community Partnership, the structures will yield a combined 312 rental units in studio to three-bedroom layouts, with 163 units at 178 Montrose Avenue and 149 units at 73 Meserole Street.

The properties sit three blocks apart from each other. 73 Meserole Street is currently occupied by a surface-level parking lot by the intersection with Leonard Street, and 178 Montrose Avenue is occupied by a one-story garage between Humboldt Street and Avenue of Puerto Rico.

The renderings preview a cohesive design across both buildings. The 13-story 178 Montrose Avenue, above, is pictured with a symmetrical massing clad primarily in red brick with gray paneling enclosing the walls above the seventh-floor setbacks. The fenestration will be composed of a grid of square and rectangular windows with protruding black metal frames on the central volume. Below, 73 Meserole Street is shown with a similar mix of red brick and gray paneling, but with a grid of recessed windows. Both structures will have terraces atop their midpoint setbacks and will culminate in flat roofs.

Both properties will reserve 60 percent of their units for formerly homeless individuals, with the remaining apartments offered at rents affordable to low-income households. The all-electric buildings will utilize heat pump water heaters and cooling systems and will adhere to Enterprise Green Communities Criteria.

Slate Property Group and RiseBoro Community Partnership purchased the properties from Two Trees Management for $2 in a deal that allowed the seller to retain their air rights. The developers also recently secured construction financing for both sites.

The closest subways from 73 Meserole Street are the G train at the Broadway station and the G and M trains at the elevated Lorimer Street station over Broadway. The closest subway from 178 Montrose Avenue is the L train at the Montrose Avenue station to the east along Bushwick Avenue.

73 Meserole Street and 178 Montrose Avenue have estimated completion dates of early 2029.
