Located at the intersection of Berriman Street and Dumont Avenue, the lot is closest to the New Lots Avenue subway station, served by the 2, 3, 4, and 5 trains. Zev Lef is listed as the owner behind the applications.
The proposed 40-foot-tall development will yield 16,449 square feet designated for residential space. The building will have 24 residences, most likely rentals based on the average unit scope of 685 square feet. The concrete-based structure will not have any accessory parking.
Nikolai Katz Architect is listed as the architect of record.
Demolition permits will likely not be needed as the lot is vacant. An estimated completion date has not been announced.

Pretty sure that New Lots Av station is served only by the 3 train. If you want access to the 2, 3, 4, and 5 trains, you’ll need to go to Franklin Av station.
1086 Dumont Ave is in a food desert. The train at new lots is about 7blocks away as well.
