Excavation is steadily unfolding at 579 Sackett Street, the site of an 11-story residential building in Gowanus, Brooklyn. Designed by Kao Hwa Lee Architects and developed by Hershy Silberstein of BlueSky Developers, the 110-foot-tall structure will span 46,943 square feet and yield 64 rental units with an average scope of 681 square feet. The project will also include 3,348 square feet of ground-floor retail space. The property is alternately addressed as 224 3rd Avenue and located at the corner of 3rd Avenue and Sackett Street.

The following photos show an excavator at work on the fenced-off plot, and wooden retaining walls lining portions of the perimeter as crews begin to progress below street level. Foundations could begin formation this summer, followed by the emergence of the superstructure above street level before the end of the year.

Developer Hershy Silberstein purchased 579 Sackett Street from Martin Nussbaum for $16.5 million earlier this year and filed demolition permits in April for its one-story occupant, seen in the below Google Street View image from before its razing.

The rendering in the main photo was posted to the construction board showing some changes to the previous iteration below. The new design features a multifaceted massing with interlocking volumes clad in contrasting white and dark brown brick on the southern and eastern elevations. The fenestration will be composed of a grid of punched floor-to-ceiling windows with black frames and mullions, and several stacks of balconies with glass railings will hang from the broader eastern face along 3rd Avenue. Expansive windows will line the ground floor for the retail frontage.

Residential amenities will include a 32-bike storage space in the cellar level, a fitness center, and outdoor recreation areas on the first floor and rooftop. The closest subway from the development is the R train at the Union Street station along 4th Avenue.

579 Sackett Street has an anticipated completion date of April 2026, as posted on site.

    The redesign is a bit better, but what would be more interesting is why it got redesigned.
