The affordable housing lottery has launched for Emerald Green, a 25-story two-tower residential building at 320 West 38th Street in Hell’s Kitchen, Manhattan. Designed by Stephen B. Jacobs Group and developed by Glenwood Management in 2010, the structure yields 569 residences. Available on NYC Housing Connect is a waiting list to fill six studios now, and for future studio and one-bedroom vacancies at 130 percent of the area median income (AMI), ranging in eligible income from $15,669 to $76,250.

Amenities include doorman, elevator, gym, screening room, lounge with kitchen and terrace, children’s playroom, shared laundry room, live-in superintendent, roof deck, swimming pool, and garage. Units include name-brand appliances and finishes, air conditioning, and hardwood floors. Tenants are responsible for electricity.

Actual rent may vary based on lease terms. Rent increases on the advertised rent are as follows: Leases starting 10/1/23 are offered one-year lease with a 3 percent increase or a two-year lease with a 2.75 percent increase for the first year, and a 3.20 percent increase for the second year. Approved applicants will be offered both rent amounts and lease options.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than January 12, 2024.

  1. Hell’s Kitchen Manhattan NY has been my home for the past 20 years . I sincerely hope to move back there one day soon .

  2. Now THESE are lottery prices! This is low enough for many low-income people to be able to pay rent, and actually enjoy their paychecks. Good luck to all applicants💕
