Foundations Progress For Two-Tower Development at 1 Java Street in Greenpoint, Brooklyn

At number 27 on our annual construction countdown is 1 Java Street, a two-tower residential development along the East River in Greenpoint, Brooklyn. Designed by Marvel Architects and developed and built by Lendlease, which secured a $360 million construction loan at the end of 2022, the project will yield 834 rental units across the two structures, the taller of which will stand 37 stories and 402 feet tall. Aware Super is the joint developer, INC Architecture & Design is the interior designer for the public areas, and Crème is the interior designer for the townhouse units at the complex, which is alternately addressed as 18 India Street and occupies a full block bound by India Street to the north, Java Street to the south, West Street to the east, and the India Street pier over the East River to the west.

Construction has progressed steadily since our last update in January, when excavation and pilings were just getting underway. Recent photos show foundations taking shape around the southwestern corner of the taller structure’s footprint, and the bases for the tower cranes are in place on the western half of the lot. Some excavation is still finishing up on the opposite eastern end of the property, but should conclude in the coming weeks.

YIMBY last reported that 30 percent of the residential inventory will be reserved for affordable housing. The property will also include 13,000 square feet of retail space on the lower levels and an 18,000-square-foot waterfront esplanade along the East River. This component follows the Waterfront Alliance’s Waterfront Edge Design Guidelines (WEDG) to create an accessible outdoor public space that connects the community to the waterfront, embraces native birds, and prioritizes native planting.

To minimize carbon emissions, 1 Java Street will utilize a geothermal heat pump system in lieu of traditional gas boiler heating and cooling towers. The developers are aiming for LEED Gold certification, WEDG Waterfront Certification, Fitwel Certification, and Energy Star Certification.

Java Street’s completion date is posted on site for the winter of 2025.

    I’m glad both towers don’t match like with so many of these other new, big developments along the River. Although I suppose the shorter tower is for “affordable” housing. Separate but equal…

      Don’t suppose so much. The rent stabilized units have to be evenly spread throughout the building both among the floors and sides of the building.

  3. Anyone know why this project in particular has taken so long to build its foundations? Hopefully we get to see the buildings start to rise this winter
