38-27 32nd Street’s Exterior Progresses in Long Island City, Queens

Exterior work is progressing on 38-27 32nd Street, a ten-story residential building in Long Island City, Queens. Designed by NY Building Associates and developed and built by Yitzchok Katz of Developing NY State under the 39th Ave Equity LLC, the 100-foot-tall structure is being built in tandem with 38-38 32nd Street, a nine-story building next door, and will yield 52 rental units spanning 48,000 square feet and 33 enclosed parking spaces. The site was once home to the Cyril Weinberg Day Habilitation Center, a two-story adult day care center for those with developmental disabilities, and is bound by 33rd Street to the east, 39th Avenue to the south, and 32nd Street to the west.

Recent photographs show the reinforced concrete superstructure topped out and shrouded in scaffolding and construction netting. Crews are in the process of building out the exterior with metal frame studs and green insulation boards lining portions of the outer walls. Work on 38-38 32nd Street is slightly further ahead. We will not likely see the final reveal of both façades until next year.

The main rendering for 38-27 32nd Street depicts the design matching its neighbor at 38-38 32nd Street, albeit with an additional floor and a larger rectangular footprint. The façade is composed of white brick framing a grid of floor-to-ceiling windows and sections of black metal paneling. There are numerous stacks of balconies with perforated metal railings, and setbacks on the upper levels are shown topped with landscaped terraces. The tenth and final level is set further back from the street and appears to culminate with a flat roof parapet.

A list of residential amenities has yet to be publicly released. The nearest subways from the property are the N and W trains at the 39th Avenue station immediately to the northwest.

38-27 32nd Street’s anticipated completion date is slated for next summer, as noted on site. The building could likely open in tandem with 38-38 32nd Street.
