The affordable housing lottery has launched for 49-18 Vernon Boulevard, a five-story mixed-use building in Long Island City, Queens. Designed by Gerald J. Caliendo R.A., A.I.A. Architect and developed by V&F 4918 LLC, the structure yields 18 residences. Available on NYC Housing Connect are six units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $107,418 to $198,510.
Amenities include an elevator, coworking lounge, fitness center, roof deck, bike storage, laundry, package room, and storage lockers. Units feature name-brand kitchen appliances and finishes, energy-efficient air conditioning with smart controls, and select units feature balconies and terraces.
At 130 percent of the AMI, there is one studio with a monthly rent of $2,945 for incomes ranging from $107,418 to $176,410, and five two-bedrooms with a monthly rent of $3,005 for incomes ranging from $111,669 to $198,510.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than August 27, 2026.
