Permits have been filed to expand a one-story structure into a four-story residential building at 586 Schenectady Avenue in East Flatbush, Brooklyn. Located between Rutland Road and Winthrop Street, the lot is near the Sutter Avenue – Rutland Road subway station, serviced by the 3 train. Yossi Gershovitz is listed as the owner behind the applications.

The proposed 51-foot-tall development will yield 5,114 square feet designated for residential space. The building will have eight residences, most likely rentals based on the average unit scope of 639 square feet. The masonry-based structure will also have a cellar, penthouse, and a 30-foot-long rear yard.

CL Engineering is listed as the architect of record.

Demolition permits will likely not be needed as the project calls for a vertical and horizontal expansion. An estimated completion date has not been announced.

    So it’s a permit trick.

  2. It’s a mile away from the nearest subway station at Sutter Avenue – Rutland Road in Brownsville, and 1.3 miles from the Utica Avenue subway Station in Crown Heights. Good luck with that.
