North Brooklyn Community Boathouse Stands Topped Out At 51 Ash Street in Greenpoint, Brooklyn

The North Brooklyn Community Boathouse currently stands topped out at 51 Ash Street in Greenpoint, Brooklyn. Designed by Jeffrey Kamen Architect and developed by a non-profit organization formerly known as the North Brooklyn Boat Club, the ground-up 60-foot-tall, five-story, 18,106-square-foot structure will feature a 9,856-square-foot hotel component with 11 rooms and an 8,250-square-foot community facility. Brooklyn Construction Group is the general contractor for the project, which is located on a narrow strip of land along Ash Street between Newtown Creek and the Pulaski Bridge.

Crews were still forming the lower levels of the reinforced concrete superstructure during our last update in January. Since then, the rest of the building was erected and formed. We can now see the mixture of flat edges and rounded corners along the northern end of the project facing Newtown Creek. YIMBY also spotted the first sections of the outer walls starting enclosing the second level of the wide eastern elevation facing the elevated Pulaski Bridge roadway.

No finalized rendering was realized, except for a preliminary drawing seen below. The first three floors appear to have a brick façade with columns extending to the flat roof parapet. Meanwhile, the fourth and fifth floors are cladded in a lighter envelope of floor-to-ceiling glass windows and metal paneling. Two mechanical bulkheads rise above the rooftop, which features a glass railing. An outdoor terrace is positioned on the third story of the rear northern side with a two-story cantilever directly above.

51 Ash Street’s anticipated completion date was originally slated for this summer, though YIMBY now expects the project to be done sometime in the first half of 2024.
