1305-1307 Third Avenue Reaches Street Level on Manhattan’s Upper East Side

Construction has reached street level at 1305-1307 Third Avenue, the site of an upcoming 18-story, 214-foot-tall residential building in the Lenox Hill section of Manhattan’s Upper East Side. Designed by Beyer Blinder Belle and developed by EJS Development under the 1303 Third LLC, the corner property is expected to yield 38 units and span 97,569 square feet. Triton Construction Industry is the general contractor for the project, which is located at the intersection of Third Avenue and East 75th Street. The developer purchased the 8,178-square-foot site for $32.5 million in March 2021.

Foundation work has wrapped up since our last update in mid-March and workers are now in the process of forming the ground floor. Recent photos show crews assembling metal scaffolding and laying down wooden boards to support the new ground-floor slab and the subsequent superstructure above.

The below aerial shots of the site show the project’s position adjacent to 1299 Third Avenue, which abuts the property with a small northern annex along East 75th Street. A narrow five-story holdout separates the two ongoing residential developments.

No official renderings have been publicly released apart from the rudimentary elevation diagram posted on site. The illustration shows the structure rising uniformly up to the two-thirds mark, followed by a pair of stepped setbacks and a tall mechanical bulkhead.

Amenities will include a lounge, a dining room, a yoga and fitness center, a library, and recreation space. Floor two through nine will house three units per level, while floors ten through 14 will have two units each. Floors 15 through 18 will contain full-floor apartments. The building will also feature a rooftop terrace and a children’s playroom in the cellar.

The nearest subways are the 6 train at the 77th Street station to the northwest along Lexington Avenue and the Q train at the 72nd Street station to the south along Second Avenue.

1305-1307 Third Avenue has a completion date of 2024 posted on the construction board.

  2. A sign in the last of Michael’s photos indicates the address will be 200 East 75th Street.
