Permits have been filed for a ten-story mixed-use building at 232 Fourth Avenue in Gowanus, Brooklyn. Located between Union and President Streets, the lot is steps from the Union Street subway station, serviced by the R train. DSSR Realty Corp. is listed as the owner behind the applications.

The proposed 99-foot-tall development will yield 18,070 square feet, with 17,510 square feet designated for residential space and 560 square feet for commercial space. The concrete-based building will have 168 residences, a cellar, a 30-foot-long rear yard, and 34 enclosed parking spaces.

Rise Architecture is listed as the architect of record.

Demolition permits will likely not be needed as the lot is vacant. An estimated completion date has not been announced.

  1. 168 residences? Really?

  2. This is an example of YIMBY’s ask-no-questions reporting. None of it makes any sense. There’s no way there will be 168 apartments and there’s no way there will be 34 enclosed parking spaces without demolishing at least one building next to the vacant lot.

On the subject of those parking spaces, will there be a driveway across the sidewalk right in front of the stairs to the subway? Why would there be any parking at all with the subway so close?
