Proposals Reveal New and Expanded Retail Properties at Staten Island’s Tysens Park Shopping Center

Proposals now under review by the Department of City Planning reveal a new retail building and the enlargement of two existing buildings within Staten Island’s Tysens Park Shopping Center. Located at 2712 Hylan Boulevard, the Tysens Park Shopping Center occupies 12.5 acres or approximately 546,000 square feet. The property comprises eight single-story commercial buildings and 731 accessory off-street parking spaces.

Before the project can break ground, Park Tysen Associates, the current property owner, will need to obtain approvals to modify existing zoning authorizations approved by city agencies in 2003.

The 2003 zoning authorization permitted the development of 15 accessory parking spaces surrounding Building C. Under the requested modification, these parking spaces would be relocated elsewhere in the shopping center. The proposed actions also include a new zoning authorization, which would allow the owner to create 54 accessory parking spaces located adjacent to Building A on an interim basis without adhering to the landscaping requirements of a local zoning resolution. These 54 interim parking spaces would remain at the site until 2029, when the tenant of Building A’s lease ends, at which time the property would be enlarged and the parking spaces eliminated.

Building A’s expansion will span 1,619 square feet and increase its total footprint to 23,562 square feet. Building D will also be renovated to include an additional 800 square feet. The anticipated completion date for both buildings is around 2029.

The new property, Building C, will be located at 2720 Hylan Boulevard and comprise 3,400 square feet. Building C would be fully constructed by 2022.

      Location, Location, Location! Weight Watchers is no longer in that space, the rendering is a few years old.

    The Building ‘C’ location is the site of the long gone Pizza Hut and the short-lived also long gone Friendly’s. Friendly’s was demolished years ago. A Starbucks was planned for the Building ‘C’ site but nothing ever came of it. Even the green construction boards were removed.

    Building ‘D’ is the former Chase branch which moved to ‘The Boulevard’ shopping center a few blocks north on Hylan Blvd.
