Permits have been filed for a nine-story mixed-use building at 582 4th Avenue in Gowanus, Brooklyn. Located at the intersection of Prospect Avenue and 4th Avenue, the corner lot is steps from the Prospect Avenue subway station, serviced by the R train. Yoel Werzberger under the Watermark Capital LLC is listed as the owner behind the applications.

The proposed 106-foot-tall development will yield 49,463 square feet, with 32,591 square feet designated for residential space and 4,530 square feet for commercial space. The building will have 48 residences, most likely rentals based on the average unit scope of 678 square feet. The concrete-based structure will also have a cellar and a 25-foot-long side yard.

Nataliya Donskoy of ND Architecture & Design is listed as the architect of record.

Demolition permits were filed in 2018. An estimated completion date has not been announced.
