MGM Marin Boulevard Tops Out at 331 Marin Boulevard in Jersey City

Construction has topped out on the MGM Marin Boulevard, a 41-story residential tower at 331 Marin Boulevard in Jersey City. Alternately addressed as 184 Morgan Street, the project is designed by Marchetto Higgins Stieve and is being developed by The Albanese Group, and will yield 482 units, 121 parking spaces, a 125-seat theater, and 14,000 square feet of amenities. The site is located within the Powerhouse Arts District, directly to the south of 351 Marin Boulevard.

Recent photos show the tremendous amount of progress the reinforced concrete structure has made since YIMBY’s late-May update, when only three stories of the podium had been constructed. The site is bound by Grove Street to the west, Bay Street to the north, Marin Boulevard to the east, and Morgan Street to the south.

The first glass curtain wall panels have begun installation on the ground floor of the southern profile. The building features a multi-story podium topped by a tower with a uniform, L-shaped massing. Every floor is temporarily surrounded by a perimeter of orange safety netting until the glass and metal panels are put into place.

Little information has been released regarding the interior layout and potential residential amenities. The site is located less than a block from the Grove Street PATH station, while the ferry at the Harborside terminal is about a 12-minute walk away. The Harsimus Cove light rail station is a seven-minute walk to the northeast.

184 Morgan Street is expected to be finished sometime in 2022.

    It’s weird how the actual structure doesn’t look like a mirage the way the rendering of the tower does.

  2. I’ll still say that recent Jersey City high rises are really impressing me. This one is not the best of the bunch, but it still looks good so far neithertheless.

  3. Those above ground power lines surrounded by 40, 50, 70 story buildings, is a ridiculous look.

  4. There isn’t enough parking for the amount of units. This will only make the area more congested. Hope something more can be worked out.?
