Curtain wall installation has begun at 351 Marin Boulevard, a 383-foot-tall mixed-used development in Jersey City. Designed by Hollwich Kushner in collaboration with HLW International and developed in a joint venture between KRE Group and Northwestern Mutual, the 38-story project will yield 507 residential units, 8,000 square feet of commercial space, 203 parking spaces, and a 4,500-square-foot public plaza with a freestanding pavilion. The rectangular parcel is bound by Marin Boulevard to the east, 1st Street to the north, Bay Street to the south, and low-rise buildings stand to the west.

Photographs capture the early moment when workers had just begun to install the brick and glass façade on the ground floor and signature sloped and chamfered corners of the edifice. The details are clean and sharp, and the black-colored grilles atop the floor-to-ceiling windows are well incorporated into the superstructure’s envelope. We should expect progress to continue steadily over the next several months. The construction crane that was placed along Marin Boulevard has been disassembled, as has the safety cocoon netting at the flat roof parapet. Across Bay Street is 331 Marin boulevard, aka 184 Morgan Street, another topped-out residential building under construction.

The greatest amount of progress is on the northern side of the lower floors.

351 Marin Boulevard will contain 205 studios, 243 one-bedrooms, and 59 two-bedroom units. The property will also feature residential amenities, which have yet to be announced. The Grove Street PATH station is a three-minute walk to the south at the intersection of Christopher Columbus Drive and Marin Boulevard.

351 Marin is expected to be completed sometime in 2021. YIMBY last reported that leasing is scheduled to begin next fall.

  1. Better than your average bear..

  2. Very odd base design. It’s also odd that they’re doing the ground floor first. It’s also annoying that there are power lines surrounding the building, but we are in Jersey City, not New York City.
