Permits have been filed for a four-story residential building at 417 Rutland Road in East Flatbush, Brooklyn. Located between New York Avenue and Brooklyn Avenue, the interior lot is a short walk to the Winthrop Street subway station, serviced by the 2 and 5 trains. Edmond Hakimian under the New Brook Holdings LLC is listed as the owner behind the applications as well as the architect of record.

The proposed 40-foot-tall development will yield 4,564 square feet, with 4,395 square feet designated for residential space. The building will have six residences, most likely rentals based on the average unit scope of 730 square feet. The concrete-based structure will also have a 30-foot-long rear yard but no accessory parking.

Demolition permits have not been filed yet for the garage on the property. An estimated completion date has not been announced.

  2. That area is full of old ppl selling homes. Those moving there r priced out of park slope and other hippy hoods. Or mom and dad will sponsor them living like sardines with their friends.
