302 Broadway Prepares for Vertical Ascent in Williamsburg, Brooklyn

Work on the foundation and retaining walls is underway at 302 Broadway in South Williamsburg, Brooklyn in preparation for a six-story mixed-use building. Designed by Brooklyn-based design firm PAUL and developed by Kazi Billah, the 26,070-square-foot project will stand 65 feet tall and contain 5,790 square feet of ground-floor retail space, 5,790 square feet of medical offices on the second floor, a 12-car garage on the third floor, and 24 units from the fourth to sixth floors.

A photo from the subway platform above shows the extent of the ongoing work and how tightly packed the 5,790-square-foot site is with equipment and machinery. Though modest in scope, 302 Broadway will nevertheless stand tall enough to provide upper-floor residents with views of the neighborhood, including the Williamsburg Bridge and Williamsburgh Savings Bank. Units will average 805 square feet apiece.

The small construction site is nestled between the elevated Marcy Avenue subway station and South Ninth Street. The Brooklyn-Queens Expressway is directly below and to the east of the property. The rendering is oriented looking northeast and shows a dark-colored façade with an irregular pattern of windows and what appears to be a landscaped outdoor terrace on the top of the structure. The rendering below shows 302 Broadway with the subway tracks from above.

A central, white-colored section of the superstructure has setbacks from the street and from the train station, allowing for more outdoor space for residents on four different elevations. It appears that both the white and black-colored exteriors will use a metal paneling system in varying widths that will be placed in an irregular, asymmetrical pattern across all four elevations.

The retail component will sit on the northern corner of the address, directly across from the stairs to the Marcy Avenue subway station.

A completion date of September 2020 is posted on the construction fence.

  1. Perfect example of the retarded NYC zoning. Just 6 stories allowed on a site that is right next to a train station and there’s a parking requirement too!

  2. Fugly building, but I’m glad it is relatively small. WAY too much congestion in that area as it is now.
