Demolition Begins at 10-14 West 57th Street, One of Several Upcoming Projects by Sheldon Solow in Midtown

Demolition has begun on the building that currently stands at 10-14 West 57th Street to clear the way for a 52-story mixed-use skyscraper, according to permits filed in early February. Scaffolding has been assembled and black construction netting now shrouds the entire low-rise structure.

James Patterson of Ancora Engineering is the applicant of record. Sheldon Solow, chairman of Solow Realty & Development Group, is the developer for the site while Anthony Calicchio is listed as the owner behind the applications. Solow also purchased a number of other adjacent and nearby parcels that include 20-22 and 16 West 57th Street, and on the opposite side of the street he has acquired 7 West 57th Street, along with several other plots of land on West 56th Street.

Construction permits for the upcoming 672-foot-tall, 383,000-square-foot skyscraper were filed in the spring of 2018. Skidmore Owings & Merrill will design the new 80-unit tower, which will contain 202,738 square feet of residential space. The building’s first four floors will be dedicated to retail, and a hotel will straddle the next five levels. Apartments will average 2,534 square feet and will occupy floors 11 through 50. As currently planned, it will not reach the coveted supertall status that has become a hallmark of the Midtown street since the completion of One57, but it will still be high enough to provide good views of the Empire State Building, Rockefeller Center, and 53 West 53rd Street.

The site sits on 57th Street, aka Billionaires’ Row, between Fifth Avenue and Sixth Avenue. Access to the F train is half an avenue to the west while the N, R, and W trains are three streets to the north by the Plaza Hotel and the Apple Store.

A completion date for 10-14 West 57th Street has not been announced yet.

  1. What happens to the windows in the buildings next door when a 600-foot skyscraper rises? Do they just get bricked up? Are those tenants just out of luck?

    I think both buildings will be razed, Sollow now do it the same for opposite site of 57th. Creating like a “micro mega project” for his own son “New Empire”. This will be a 3rd Sollow building in this area.

    Sollow did the same for 31 West 57th St, next to his iconic 9W57 Skycraper. So, both buildings were razed or their design will be incorporated into new building. 52 story for less than 400,000 sq feet, means 13,000 sq feet per floor plan, something simular of floor plans for 432 Park, so we have another super slender tower. Maybe with limestone facade. But could be glass, since Sollow/LeFrak likes glassed buildings.
