LPC To Review Proposal For Redevelopment Of 31-33, 35 Lispenard Street In Tribeca, Manhattan

The New York City Landmarks Preservation Commission (LPC) is reviewing a proposal for the redevelopment of 31-33 Lispenard Street (alternately addressed as 321-323 Church Street) and 35 Lispenard Street in the Tribeca East Historic District of Manhattan. The application, filed under LPC Docket 26-08398, seeks approval to demolish two existing one-story commercial structures and replace them with a new mixed-use building spanning the combined lots. The properties are located at the northeast corner of Church and Lispenard Streets.

Foundations Underway for 30-Story Tower At 1482 First Avenue on Manhattan’s Upper East Side

Foundation work is moving along at 1482 First Avenue, the site of a 30-story residential tower on Manhattan’s Upper East Side. Designed by Hill West Architects and developed by Alchemy-ABR, the 395-foot-tall structure will span roughly 161,000 square feet and yield 89 rental units. 18 of the apartments will be rent-stabilized for residents earning 80 percent or less of the area median income (AMI). The project will also include nearly 1,500 square feet of commercial space. Paris Forino as the interior designer for the property, which is comprised of two conjoined interior lots by the intersection of First Avenue and East 77th Street.

Construction is getting closer to completion on Malabar Residences, a 28-story residential tower at 126 East 57th Street in Midtown East, Manhattan. Designed by ODA Architecture and developed by MRR Development, the 346-foot-tall structure will span 140,806 square feet and yield 145 condominium units with an average scope of 971 square feet. The project will also include two lower-level retail spaces spanning 4,114 square feet, and amenities for residents. The property is located at the northwest corner of East 56th Street and Lexington Avenue and includes a narrow panhandle extension to East 57th Street.
