An anonymous Brooklyn-based LLC has filed applications for a four-story, 14,440-square-foot commercial-manufacturing building at 160 Dikeman Street in Red Hook. The ground floor will contain a six-car parking garage, followed by 7,070 square feet of manufacturing space on the second and third floors, and 2,867 square feet of office space on the fourth floor. The 73-foot-tall structure will be topped by a penthouse featuring a lounge with a pantry and a roof terrace. Nizam O. Kizilsencer’s Financial District-based Strata Architects is the architect of record. The 50-foot-wide, 5,000-square-foot plot is vacant.
Yesterday, YIMBY reported on new building applications for an eight-story, 45,110-square-foot commercial building at 497 Carroll Street, in Gowanus. A rendering of the building, as well as new details, have now been revealed.
The owners of Textile Arts Center in Gowanus are building more light industrial space next door at 497 Carroll Street, between Third and Fourth avenues.
Back in May, Olmstead Properties and Newmark Holdings entered into contract to purchase the six-story, 225,000-square-foot manufacturing building at 43-01 22nd Street, located on the corners of 43rd and 44th avenues in the heart of Long Island City. The duo have now closed on the purchase for $61 million, Commercial Observer reported. They plan to convert the structure into office space, although roughly two-thirds of the property is currently leased to Reis Studios. The vacant portions are expected to be converted soon, but it’s not known when the currently leased space will get the conversion. Upgrades to the building will include a redesigned lobby, new windows and façade elements, and new mechanical infrastructure such as elevators.
Property Markets Group is in contract to purchase the vacant 166,000-square-foot property at 455-459 Smith Street, in Gowanus, for roughly $50 million, DNAinfo reported. The site – bound by Huntington Street to the south, Smith Street to the west, Fifth Street to the north, and the Gowanus Canal to the east – is zoned for manufacturing. It can support 332,000 square feet of commercial development as-of-right in the form of offices, hotels, retail, and manufacturing/industrial space. The eventual new owner is mulling the idea of building a mixed-use development with a hotel, offices, and retail space, although development plans are in very early stages. The site, once home the Citizens Manufactured Gas Plant, is currently undergoing a remediation headed by National Grid. The plant’s last warehouse structure was demolished years ago. The Smith-Ninth Streets stop on the F and G trains is located a block to the south.
