20-Story, 74-Unit Mixed-Use Project at 591 Third Avenue in Murray Hill Could Be Condos

Back in March of 2015, CB Developers, SK Development, and Ironstate Development acquired, for $25.2 million, the three five-story tenement buildings at 587-591 Third Avenue, located between East 38th and 39th streets in Murray Hill. Around that time, the developers filed applications for a 20-story, 74-unit mixed-use building at the site. Now, the team has submitted preliminary applications (called CPS-1 documents, which are associated with marketing) with the state Attorney General’s office for a condominium project, according to The Real Deal. Filings with the Buildings Department describe a 96,166-square-foot building in the works. It will have 4,231 square feet of retail space on the ground and cellar levels, and its residential units should average 972 square feet apiece. Edgar L. Rawlings’ Lower East Side-based Rawlings Architects is the architect of record. Demolition permits were filed for the existing tenements back in 2014.

Reveal for 42-Story, 556-Unit Rental/Condo Tower Planned at 685 First Avenue, Murray Hill

In August of 2015, YIMBY reported on applications for a 42-story, 550-unit mixed-use building at 685 First Avenue, located between East 39th and 40th streets in Murray Hill. Now, new details and renderings of the building have been revealed by the Wall Street Journal. The 459-foot-tall tower will actually contain 556 residential units and measure a whopping 828,000 square feet in its entirety. Two-thirds of the units will be rental apartments while the remaining one-third will be condominiums. Amenities include an underground 110-car garage, storage for 282 bikes, laundry facilities, a pool, a fitness center, a library, and recreational and assembly rooms. There will also be 10,088 square feet of ground-floor retail. Richard Meier & Partners Architects is behind the design, and Sheldon Solow is the developer. Excavation is reportedly underway, and completion is expected in 2018.

Two-Towered, 800-Unit Residential Complex Tops Out At 626 First Avenue, Murray Hill

It was in December that YIMBY last brought you a construction update on the two-towered, 800-unit residential development under construction at 626 First Avenue, between East 35th and 36th streets in Murray Hill. The residential towers – now standing 41 and 48 stories – have since topped out, as seen in photos by Tectonic. The apartment units should average 906 square feet apiece and will be accompanied by 94,700 square feet of amenities, including a 38,000-square-foot public park. There will also be 4,100 square feet of ground-floor retail space. JDS Development Group is the developer of the 825,000-square-foot complex, and SHoP Architects is behind the design. Completion is expected in early 2017.

YIMBY can barely keep up with all the new development happening in Flushing and its nearby suburbs, which are quickly expanding with new East and South Asian immigrants. Yesterday, we spotted plans for a six-story, mixed-use building at 35-20 146th Street, in Murray Hill, just east of Flushing.

Back in August, YIMBY reported on permits for 35-08 146th Street, a planned 15-story residential building with community facilities on the ground floor. Now we have renderings of the project, which would rise just east of Flushing in an under-the-radar Queens neighborhood called Murray Hill.

The eastern borderlands between Flushing and Murray Hill, along Northern Boulevard in Queens, have become the new frontier for builders looking to make their mark in the fast-growing Asian neighborhood. Developer Oz Levi managed to find a large development site at 144-74 Northern Boulevard, at the corner of 146th Street in Murray Hill.

The Chinese community in Flushing is quickly growing beyond the borders of its little downtown and building large mixed-use buildings on the suburban edges of the Queens neighborhood. Developers looking for property have pushed east along Northern Boulevard into Murray Hill, where one builder has filed plans for a 15-story building at 35-08 146th Street.
