Ten years after the city rezoned a desolate, industrial section of the South Bronx waterfront, the area is on the edge of a major transformation. The latest evidence of that change comes with an application to build a 12-story hotel at 82 Brown Place, between Bruckner Boulevard and the Harlem River freight yards.
Ben Baum, of Brooklyn-based Real Properties, has filed applications for two four-story, eight-unit residential buildings at 600-602 Oak Terrace, in Mott Haven, located four blocks from the 6 train’s Brook Avenue stop. One of the buildings will measure 5,564 square feet while the other 5,476 square feet; across the development, units will average a rental-sized 690 square feet apiece. Flavio Barros’ Long Island City-based CB Engineering is the applicant of record, and the plot of land is currently vacant.
Just as Chetrit Group and Somerset Partners threw a rather unfortunate party under the Third Avenue Bridge in Mott Haven to promote their two market-rate highrises in the South Bronx neighborhood, a smaller developer filed plans for a five-story mixed-use building a few blocks away at 2490 Third Avenue.
Avi Baranes has filed applications for a four-story, two-unit mixed-use building at 352 Willis Avenue, in Mott Haven, six blocks from the 6 train’s stop at 3rd Avenue – 138th Street. The building will measure just 4,223 square feet, and will include 1,425 square feet of retail space on the ground floor. Above, full-floor residential units will average 1,400 square feet, indicative of condos, which would be big news for this part of the Bronx. Long Island-based Shahriar Afshari is the architect of record, and the corner lot comes vacant.
The South Bronx is about to experience an unprecedented construction boom, and the Chetrit Group and Somerset Partners have jumped on the bandwagon by filing new building applications for two 25-story towers at 101 Lincoln Avenue and 2401 3rd Avenue in Mott Haven.
