It’s been a year since YIMBY revealed plans to develop two affordable rental buildings next to Thessalonia Baptist Church in Morrisania, in the South Bronx. Now, new building applications have been filed for the first piece of the project at 960 Prospect Avenue.
Kiumarz Geula, doing business as an anonymous LLC, originally filed applications for a six-story, 46,954-square-foot school building at 3458 Third Avenue, in Morrisania, back in December of 2012. Now, the same plans are being revived under William Leung’s Financial District-based Array Architecture Studio, which replaced Westchester County-based SWL Architect. The new building’s ground floor will host a lobby and administrative offices. There will be classrooms located on the second through fifth floors, a cafeteria on the second, and a gymnasium on the sixth. There aren’t any details concerning who would be attending the school, although the city’s School Construction Authority appears not to be involved, which means it could be private.
Long Island-based Gurpreet Kaur, head of PSM 5 Holdings Co., has filed applications for a four-story, six-unit residential building at 810 East 165th Street, in Morrisania, located three blocks north of the Prospect Avenue stop on the 2 and 5 trains. The structure will encompass 5,688 square feet and its residential units will average 749 square feet apiece, indicative of rental apartments. The first two floors will host two apartments each, one of which will be a studio apartment, and the upper two floors will contain two duplex units. Pirooz Soltanizadeh’s Jamaica-based Royal Engineering is the applicant of record. The 25-foot-wide lot, on the corner of Union Avenue, has long been vacant.
Property owner Franc Gjini has filed applications for a four-story, 11-unit residential building at 3430 Third Avenue, in Morrisania, located on the block between East 166th and 167th streets. The development will measure just 6,518 square feet in total and its residential units will average 593 square feet apiece, indicative of small rental apartments. The ground floor will host two apartments and the floors above will contain three apartments each. Pelham, N.Y.-based Fred Geremia Architects & Planners is the architect of record. The 25-foot-wide lot has long been vacant.
Yosef Yaakovzadeh, doing business as Green Builder’s NYC LLC, has filed applications for a three-story, two-unit residential building at 887 Cauldwell Avenue, in Morrisania. The new structure will measure 3,170 square feet in total, and the units will take on townhouse configurations, spanning through multiple floors. The developer also filed applications to renovate the existing three-story townhouse at 889 Cauldwell, which is situated on the same zoning lot. That will measure 2,715 square feet and will retain two residential units. Bakhtiar Shamloo’s Kew Gardens-based Tabriz Group Design is the architect of record.
