Eight Residential Units Across Three Buildings Planned At 909 Cortelyou Road, Kensington

Brooklyn-based property owner Khalid Pervez Heera has field applications for three three-story, multi-family residential buildings at 903-909 Cortelyou Road, in Kensington, located seven blocks west of the Cortelyou Road stop on the Q train. Plans call for a 4,576-square-foot, three-family building at 903 Cortelyou, a 3,744-square-foot, two-unit building at 905 Cortelyou, and, finally, a 4,472-square-foot, three-family building at 909 Cortelyou. Although the residential square-footage varies from building to building, the full-floor apartments should average 1,200 square feet across the entire development, indicative of condominiums. Pirooz Soltanizadeh’s Jamaica-based Royal Engineering is the applicant of record. Demolition permits were filed last July to remove the site’s existing two-story house.

263 East 9th Street

Three-Story, Six-Unit Residential Building Coming To 263 East 9th Street, Kensington

Kensington-based Homes R Beautiful Re LLC has filed applications for a three-story, six-unit residential building at 263 East 9th Street, in northern Kensington, six blocks from the Q train’s stop at Beverly Road. The building will measure a total 4,977 square feet, and units will average 830 square feet apiece. Borough Park-based Bricolage Designs is the architect, and a two-story house must first be demolished.

200 Parkville Avenue

Seven-Story, Single-Family Residence Planned At 200 Parkville Avenue, Kensington

Newburg, N.Y.-based Issac Laufer has filed applications for a seven-story, single-family residence at 200 Parkville Avenue, in southern Kensington, ninety feet in from Ocean Parkway. The building will measure an enormous 9,980 square feet, standing 80 feet to the roof, and will feature five parking spaces for automobiles in the cellar. Charles Mallea’s Williamsburg-based M Architecture is the architect of record, and a two-story house must first be demolished.

242 Newkirk Avenue

Seven-Story, 45-Unit Residential Building Filed At 242 Newkirk Avenue, Kensington

Property owner Solomon Schwimmer has filed applications for a seven-story, 45-unit residential building at 242-248 Newkirk Avenue, in southern Kensington, three blocks from the F train’s stop at 18th Avenue. The building will measure 30,065 square feet, which means units will average just 668 square feet, indicative of rentals. Rego Park-based Diego Aguilera is the architect of record. A majority of the site is vacant, but the two-story house at 248 Newkirk must first be demolished.

716 Ditmas Avenue

Infill Three-Story, Two-Unit Residential Project Filed At 716 Ditmas Avenue, Kensington

Property owner Hongwei Zhang, based in Little Neck, Queens, has filed applications for a three-story, two-unit residential building at 716 Ditmas Avenue, in southern Kensington, located seven blocks east of the F train. The building will total 3,173 square feet, and one unit will take up the first and second floors, while a second unit will occupy the third floor. Sugnam Chang’s Bensonhurst-based Basic Groups Corp. is the applicant of record.
