Solomon Feder’s Velocity Framers USA has filed applications for a four-story, eight-unit residential building at 2823 Snyder Avenue, in Flatbush, two blocks south of the Church Avenue stop on the 2 and 5 trains. The building will measure 5,667 square feet, and units will average 708 square feet, indicative of rentals. Velocity Framer’s David Silberman is the architect of record, and demolition permits were filed back in 2008 to raze an existing dilapidating two-story home.

Seven-Story, 18-Unit Residential Building Filed At 146 Linden Boulevard, Flatbush

Solomon Feder, head of Velocity Framers USA Inc., has filed applications for a seven-story, 18-unit residential building at 146 Linden Boulevard, in northern Flatbush, two blocks from the 2 and 5 trains’ stop at Church Avenue. The building will measure 12,696 square feet, which means units will average a rental-sized 705 square feet. David Silberman, who appears to be with Velocity Framers, is the architect of record.


8 Fairview Place

Five-Story, 15-Unit Mixed-Use Building Filed At 8 Fairview Place, Flatbush

Samuel Karpf, operating under an LLC, has filed applications for a five-story, 15-unit mixed-use building at 8 Fairview Place, in northern Flatbush, right around the corner from the Church Avenue stop on the 2 and 5 trains. The building will measure 22,138 square feet, and 4,549 and 480 square feet of retail and health care facilities, respectively, will be located on the ground floor. On the floors above, units will average 1,141 square feet apiece. Brooklyn-based Bricolage Designs is the architect of record. Before construction begins, two existing 2.5-story homes must be demolished.

The longtime shopping hub at the corner of Flatbush and Nostrand Avenues in Flatbush has attracted a slew of major commercial tenants in recent years, including Target and Blink Fitness. Now it looks like the area will get even more retail at 2251 Nostrand Avenue, just south of the 600,000-square-foot Triangle Junction mall that helped kickstart the neighborhood’s commercial renewal when it opened in 2008.
