The new building will measure 6,340 square feet in total and its residential units should average 951 square feet apiece, possibly indicative of condominiums. There will be two apartments each on the ground and second floors, and a full-floor unit on the third floor. Pelham, N.Y.-based Fred Geremia Architects & Planners is the architect of record. The corner lot is currently vacant.
Property owner Sean Coyne has filed applications for a four-story, two-unit residential building at 1549 St. Lawrence Avenue, just south of Van Nest, located four blocks from the East 180th Street stop on the 2 and 5 trains. The building will measure just 2,673 square feet, and a single unit will be located on the ground floor, while the second will span the second and third floors; the fourth floor will house an enclosed terrace. Nikola Martinovic’s Hell’s Kitchen-based INM Architects is designing, and the lot is currently vacant.

Two buildings will house two families, and one structure will be single-family. Five apartments will be divided across 5,470 square feet. Anthony Diproperzio is the architect of record, and the site’s former three-story building was demolished by the HPD in 2011.
