Four-Story, 72,500-Square-Foot Self-Storage Facility Planned At 4139 Boston Road, Eastchester

SNL Storage, doing business as an anonymous White Plains, N.Y.-based LLC, has filed applications for a four-story, 72,487-square-foot self-storage building at 4139 Boston Road, located in the Bronx neighborhood of Eastchester, in a largely industrial area. The 60-foot-tall project will contain 54,990 square feet of commercial space, which is the area that can be rented for storage. There will be storage space in the cellar and all four of the above-ground levels. In addition to accessory office space, there will be three off-street parking spaces and three loading berths. Frank G. Relf’s Melville, N.Y.-based architecture firm is the architect of record. The site is currently occupied by a single-story commercial building.

2545 Cruger Avenue

Four-Story, 15-Unit Residential Building Filed at 2545 Cruger Avenue, Allerton

Property owner Zoran Kuburovic has filed applications for a four-story, 15-unit residential building at 2545 Cruger Avenue, in the East Bronx’s Allerton section. The project will measure 13,997 square feet and its residential units should average 733 square feet apiece, indicative of rental apartments. Amenities include a recreation room in the cellar, laundry facilities, and an underground four-car garage. Errol McIntosh’s Mount Vernon, N.Y.-based architecture firm is the architect of record. The 50-foot-wide, 5,000-square-foot property is currently occupied by a two-story brick building. Demolition permits haven’t been filed. The Allerton Avenue stop on the 2 and 5 trains is around the block.

The structure will measure 3,489 square feet and the apartments should average 1,333.5 square feet apiece, indicative of family-sized configurations. They will be duplexes, with one unit located on the ground floor and part of the second, while the second will take up the rest of the second floor and the entire third. Amenities include two off-street parking spots and storage space in the cellar. Kenneth A. Koon’s Bronx-based architectural firm is the architect of record. The 25-foot-wide, 2,500-square-foot plot is vacant. The East 180th Street stop on the 2 and 5 trains is located eight blocks away.

Bronx-based property owner Nissan Cohen has filed applications for a three-story, eight-unit mixed-use building at 841A Morris Park Avenue, in Van Nest, located eight blocks from the Bronx Park East stop on the 2/5 trains. The structure will encompass 10,130 square feet and will feature 1,336 square feet of ground-floor retail space, in addition to a 389 square-foot doctors office, also located on the ground floor. The residential units will be located on the second and third floors and will average a rental-sized 714 square feet apiece. Jamaica-based Gerald Caliendo is the architect of record. The 51-foot-wide, 4,914-square-foot lot is currently vacant.

The new building will measure 6,340 square feet in total and its residential units should average 951 square feet apiece, possibly indicative of condominiums. There will be two apartments each on the ground and second floors, and a full-floor unit on the third floor. Pelham, N.Y.-based Fred Geremia Architects & Planners is the architect of record.
