Permits Filed for 31-40 Whitestone Expressway, College Point, Queens

Permits have been filed for a new six-story commercial building at 31-40 Whitestone Expressway in Flushing, Queens. The new development comes after Storage Deluxe purchased the site from Cube Smart for $27 million. Their plan is to refurbish the existing building, and erect a second storage building to create a total 179,000 square at the site. Storage Deluxe had sold 21 of its facilities to Cube Smart in 2011 for a total $560 million. The company is responsible for development.

Three-Story, Two-Unit Mixed-Use Building Coming to 18-15 College Point Boulevard, College Point

An anonymous College Point-based LLC has filed applications for a three-story, two-unit mixed-use building at 18-15 College Point Boulevard, in College Point. The project will measure 5,000 square feet. There will be 1,055 square feet of retail and 950 square feet of medical office space on the ground floor. The two floors above will contain two full-floor residential units. The apartments should average a family-sized 1,473 square feet apiece. Benjamin B. Lam’s Queens-based Lam & Lam Engineering is the applicant of record. The 2,500-square-foot plot was occupied by a three-story building until August of last year, when a fire forced the structure to be demolished.

Two Three-Story, Two-Unit Mixed-Use Buildings Planned At 18-35 College Point Boulevard, College Point

An anonymous Elmhurst firm has filed applications for two three-story, two-unit mixed-use buildings at 18-35 – 18-39 College Point Boulevard, located along the main commercial corridor in College Point. The buildings will measure 6,502 square feet and 5,089 square feet, respectively. Between the two, there will be a total 3,066 square feet of ground-floor retail space. The full-floor residential units on the second and third floors should average 1,375 square feet apiece, which suggests condominiums are likely in the works.
