New York University Langone Medical Center is now a few steel beams from topping out their new 16-story, 365,000 square-foot medical research facility at 435 East 30th Street, located on the corner of the FDR Drive in Kips Bay. Thanks to photos by Tectonic, we see that the facility, dubbed Science Building, is almost structurally complete, although façade installation has not yet begun. The building will feature 10 floors of laboratory space, which will be utilized to grow NYU Langone’s biomedical research efforts and the NYU School of Medicine’s program. There will also be a lecture room and a cafeteria on the ground-floor. Ennead Architects is the design architect and completion is expected in 2017.
In May of 2014, YIMBY reported on plans for a 12-story, 18-unit mixed-use building at 543 Second Avenue, in Kips Bay, and now Bluarch Architecture has revealed updated renderings of the project. The rental building will measure 18,877 square feet in its entirety, and will have 13,877 square feet of residential space and a 702 square-foot ground-floor retail component, according to the latest filings. Residential units would begin on the second floor and average 771 square feet apiece. Shalimar Management is developing the building, which it expects to break ground on later this year, and 5D Architecture & Engineering is serving as the architect of record.
Slate Property Group and RWN Real Estate have acquired the 10-story, 33-unit apartment building at 144 East 24th Street, in Kips Bay, for $29 million. The 40,000 square-foot structure will be renovated and reconfigured into a 42-unit property with smaller apartments, likely to accommodate the neighborhood’s growing student population. The small ground-floor retail space will also be expanded. It is currently occupied by Ralph’s Famous Italian Ices, according to The Real Deal.
Last week, the Landmarks Preservation Commission held the fourth and final public hearing to deal with the 95 properties that have been under consideration for designation prior to 2010. Among the items discussed on Thursday were three houses, geographically spread from Kips Bay to Murray Hill to the Upper East Side. If designated as landmarks, they’ll certainly be referred to by many as historic houses. If not, their very existence will be put into doubt.
UDR, owner of the Rivergate residential building at 401 East 34th Street, in Kips Bay, will be allowed to build a small retail building on the corner of First Avenue and East 35th Street, according to DNAinfo. Since part of the property is public space, some thought UDR should have to go through the ULURP process, but Community Board 6 voted against that. The retail building will measure 2,000 square feet in total, and the park will also undergo a renovation with upgrades.
