529 Broadway

Construction Wraps on Six-Story, 44,000-Square-Foot Retail Building at 529 Broadway, SoHo

In September of 2013, the Landmarks Preservation Commission (LPC) approved the design for a six-story, 44,243-square-foot commercial-retail project at 529 Broadway, located on the corner of Spring Street in SoHo. The site, along with much of the neighborhood, is located within the SoHo-Cast Iron Historic District, which means projects are subject to LPC approval. Construction at the building, technically an expansion of an existing two-story structure, is now wrapping up, as seen in photos by Tectonic. The new structure has already received a majority of its curtain wall and work is likely now focused on the interior. When it opens later this year, the entire building will be leased as retail space. BKSK Architects designed the building, and Aurora Capital Associates, Wharton Properties, Thor Equities, and the Adjmi family are the developers.

Reveal For Two-Story, 19,800 Square-Foot Retail Project At 205 Smith Street, Boerum Hill

Late in 2014, filings were submitted to expand the single-story, 9,916 square-foot commercial building at 205 Smith Street, in Boerum Hill, to 19,832 square feet, thanks to the addition of a second floor. Brownstoner now has a rendering the project, which will be entirely retail and reportedly the new home of a supermarket. Jackson Group, Aurora Capital Associates, and ACHS Management are developing, while Think Architecture & Design is the architect of record. A completion date has not yet been disclosed.

242 Bedford Avenue

Two-Story Whole Foods Building At 242 Bedford Avenue Now Fully Cladded, Williamsburg

Earlier this spring, glass installation began at the two-story, 50,000 square-foot Whole Foods building at 242 Bedford Avenue, in northwestern Williamsburg, and now the building’s exterior appears to be nearing completion, Brownstoner reports. At the end of Berry Street, the building takes on a more industrial look, clad in brick rather than Bedford Avenue’s glassy envelope. Aurora Capital Associates and Midtown Equities are developing, and opening is expected in the spring of 2016.

46-74 Gansevoort Street

Eight-Story Commercial Redevelopment Planned At 46-74 Gansevoort Street, Meatpacking District

William Gottlieb Real Estate and Aurora Capital Associates are planning to redevelop the low-rise market buildings spanning 46-74 Gansevoort Street, in the Meatpacking District, according to The Villager. Plans, filed this past June, call for an eight-story building at 70-74 Gansevoort, and expansions to three and four stories to existing two-story buildings at 60-68 Gansevoort.

Demolition of the structures at Nos. 50 and 70-74 is the first step, and any alteration or removal will have to be approved by the LPC. The properties are zoned for hotels, offices, retail and light manufacturing, and roughly 111,000 square feet of space is proposed. BKSK is the architect of record.
