Construction has broken ground on a pair of five-story residential buildings at the Bay Terrace Shopping Center, off 26th Avenue in Bayside, Queens. Designed by STUDIO V Architecture and developed by Forest Hills-based Cord Meyer Development, the as-of-right development will span 208,000 square feet and yield 145 rental units in a mix of one- to three-bedroom layouts, with at least 29 reserved for affordable housing. The project will also include below-grade resident parking with electric-vehicle charging stations.

The ceremonial groundbreaking was held on September 10. At the time of our last update in June, work had just begun on what was then a three-building development; the plan has since been consolidated into two structures with the unit count unchanged. Permits were first filed for the site at 211-13 26th Avenue in November 2024.

The buildings will rise from underutilized upper-level parking areas of the 326,445-square-foot retail complex, with façades composed of brick with stone accents. Select first-floor homes will have individual entrances, many residences will include private terraces or balconies, and one of the two buildings will be organized around a landscaped resident courtyard.
Amenities will include rooftop terraces and outdoor gathering areas, resident lounges, a live-in superintendent, and a clubhouse designed to accommodate both work-from-home needs and community events. The below-grade garage will provide one space per unit.

Completion of the residential community is slated for the beginning of 2028, according to the developer.
