Anchor Lease Secured For 625 Madison Avenue Skyscraper In Midtown, Manhattan

General Atlantic has signed a long-term lease for more than 150,000 square feet at 625 Madison Avenue, a 53-story office skyscraper under construction in Midtown, Manhattan. Designed by Foster + Partners and Gensler and developed by Related Companies in partnership with Andrew Mathias, the 684-foot-tall structure will span 858,500 square feet of carbon-neutral office space. The project will also include ground-floor retail and a sixth-floor amenity club with a private dining room and wraparound outdoor terraces. The property is located at the southeast corner of Madison Avenue and East 59th Street.

Renderings depict a contemporary glass structure with curved corners and polished steel framing, its massing organized as a series of stacked boxes clad in floor-to-ceiling glass with a gray metal framework. The configuration opens space for landscaped terraces along multiple façades at the interstitial levels, and a central amenity zone is defined by triple-height glass rising approximately 30 to 40 feet. Office floorplates are column-free, and select floors will feature private terraces oriented toward Central Park. The structure will culminate in a bulkhead enclosed with light gray metal paneling.

The sixth-floor club will contain a multipurpose room with capacity for more than 200 people. Related is reportedly in discussions to bring Ralph Lauren’s Polo Bar to the ground-floor retail space, relocating the restaurant from 1 East 55th Street.

The property was previously occupied by a 17-story, 558,000-square-foot office building constructed in 1956 as the headquarters for Nabisco and later home to Revlon and Polo Ralph Lauren. Related first acquired the building in 1986 and occupied it as its own headquarters before selling to SL Green in 2004 for $231.5 million, then repurchased it in May 2024 for $632.5 million and demolished it.

The development team initially planned a 1,264-foot residential supertall for the site before pivoting to the current commercial scheme in response to resurgent demand for prestige office space. Saudi Arabia’s Public Investment Fund took a two-thirds stake in the project last year, having already invested approximately $200 million.

625 Madison Avenue’s anticipated completion is slated for summer 2029.
