Plans have been approved for a new five-story residential building at 569 Palisade Avenue in Jersey City, New Jersey. Designed by MVMK Architecture + Design for the 569 Palisade LLC, the 58-foot-tall structure will yield 11 units. The project will also include 700 square feet of ground-floor retail space, a cellar level, storage space, a ten-vehicle parking garage, and storage for 16 bicycles. The property is located between Congress and South Streets.
The rendering depicts a rectangular massing with a partially cantilevered ground floor, where the garage door and residential entrance will be located, and a setback at the fifth story topped with a landscaped terrace. The façade will be composed of red brick and light gray paneling surrounding a grid of floor-to-ceiling windows. The final story will be clad in gray paneling and is shown lined with a railing, indicating the presence of a roof deck.
The property is currently occupied by a three-story residential building.
The residential program will consist of nine two-bedrooms and two three-bedroom units. Levels four through five will house duplex units with private terraces measuring up to 250 square feet, and two units on the second story will have access to private rear patios on the ground level.
A construction timeline for 569 Palisade Avenue has yet to be announced.
