Permits have been filed for a four-story mixed-use building at 4411 Avenue D in East Flatbush, Brooklyn. Located between East 45th Street and Troy Avenue, the lot is closest to the Beverly Road subway station, served by the 2 and 5 trains. Simcha Ludmir of Nelson Capital Associates LLC is listed as the owner behind the applications.

The proposed 41-foot-tall development will yield 15,446 square feet, with 9,798 square feet designated for residential space and 5,647 square feet for community facility space. The building will have 20 residences, most likely rentals based on the average unit scope of 489 square feet. The masonry-based structure will also have a 24-foot-long side yard.
