Permits have been filed for an 11-story mixed-use building at 21 Charles Place in Bushwick, Brooklyn. Located between Myrtle Avenue and Evergreen Avenue, the lot is near the Myrtle Avenue subway station, served by the J, M, and Z trains. Yaakov Lefkowitz of Lefko Capital Group is listed as the owner behind the applications.

The proposed 115-foot-tall development will yield 103,590 square feet, with 101,918 square feet designated for residential space, and 1,316 square feet for commercial space, and 355 square feet for community facility space. The building will have 144 residences, most likely rentals based on the average unit scope of 707 square feet. The steel-based structure will also have a cellar and 21 enclosed parking spaces.

Boaz M. Golani Architect is listed as the architect of record.

Demolition permits will likely not be needed as the lot is vacant. An estimated completion date has not been announced.
