Developers have secured a $214 million financing package for Sol on Park, an affordable housing development at 3728 Park Avenue in Claremont, The Bronx. Designed by Magnusson Architecture and Planning and developed through a partnership between NYCHA, the New York City Department of Housing Preservation and Development (HPD), the New York City Housing Development Corporation (HDC), The NRP Group, Selfhelp Realty Group, and Foxy Management, the structure will deliver 229 permanently affordable apartments for older New Yorkers. The project is located at the northeast corner of Park Avenue and St. Paul’s Place, on New York City Housing Authority’s (NYCHA) Morris Houses campus.
Sol on Park will reserve 80 apartments for existing NYCHA residents from Morris Houses I and II through the Transfer of Assistance program, while 68 supportive housing units will serve formerly homeless seniors. An additional 80 apartments will be available through the city’s Housing Connect lottery for low- and middle-income seniors. The project will also include more than 8,000 square feet of community facility space, a new pedestrian plaza, and a new accessible headquarters for the Morris Houses Resident Association.
Designed to meet LEED Platinum and Passive House standards, Sol on Park will offer on-site services through partnerships with Union Community Health Center and Green Bronx Machine’s National Health & Wellness Center. In addition, residents will have access to exercise rooms, computer labs, bicycle storage, and laundry facilities.
The closest subways from the development are the B and D trains at the 170th Street station.
Construction is scheduled to begin following the financial closing, with the first residents expected to move in during early 2029.
