The affordable housing lottery has launched for 104 Fleet Place, a 30-story residential building in Downtown Brooklyn. Designed by JFA Architects & Engineers and developed by The Jay Group, the structure yields 99 residences. Available on NYC Housing Connect are 20 units for residents at 80 percent of the area median income (AMI), ranging in eligible income from $75,669 to $146,560.
Amenities include private parking, dog washing station, a rooftop terrace, fitness center, media lounge, children’s play area, coworking space, party room, spa, swimming pool, and jacuzzi. Tenants are responsible for electricity, including stove and heat.
At 80 percent of the AMI, there are five studios with a monthly rent of $2,063 for incomes ranging from $75,669 to $108,560; five one-bedrooms with a monthly rent of $2,199 for incomes ranging from $81,018 to $122,160; and ten two-bedrooms with a monthly rent of $2,616 for incomes ranging from $97,235 to $146,560.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than July 14, 2026.
